Villas in Dobrota at the front line
Dobrota Palazzi Resort is for sale at waterfront area of Boka Bay.
Resort consists of seven objects. Central building with its three extensions is situated along main road together with open area overflow pools and underground garage that lay under all of those buildings. Restaurants, GYM/Fitness, SPA/Wellness and other leisure facilities are situated in Resorts.
The waterfront villas, as integral part of Resort, are planned as semi-detached two story buildings distributed in three clusters along seaside which will be turned in to fully utilized sandy beach with restaurant, beach bar and peers that could accommodate small yachts and boats.
As situated inside UNESCO Heritage Protection area, Resorts concept was instructed to follow inherited building code established by medieval noble family villas located along Boka coastline.
In case of villas this includes elevated front garden packed with native Mediterranean plants, hidden by stone wall with traditional wooden gate to ensure maximum privacy. Each fully stone cladded villas will be accessible from the sea side directly from the street by climbing few internal steps behind gate in order to reach ground floor/garden level and villa main entrance.
Villa ground floor is planned as open space living area with kitchen, dining set as monospace with small guest bathroom and utility space. Upper floor is reserved for spacious bedrooms. Initial plan consists of Master bedroom with its own walk-in closet that connects it to master bathroom and other two rooms that share another spacious bathroom.
Villa will be fully furnished. All rooms have full sea view. From this level you can reach, decent sized, back garden directly form corridor or one of the bedrooms. Each villa will be given one parking space inside underground garage in the back.
Villas, as integral part of Resort, will be connected to resort management system and therefore will gain full service that resort has to offer. By this we meant on room service, maintenance, security service etc. Villa owners will have full access to all amenities resort and beach have to offer (pool, SPA, GYM etc.).
All rooms covered with multi split air conditioner with floor standing indoor units. Floor heating installed in all bathrooms, kitchen and living area.
As per request of Office for Protection of Cultural Heritage of Montenegro (by UNESCO
instructions) and in accordance with architectural design all exterior doors, windows and
shutters are made of hardwood (Dark Red Meranti species), double glazed with low emission glass. All D&W equipped with high quality hinges and locks (MACO).
Interior doors, as per architectural design, made as full wood frame finished with veneered plywood.
Kitchen cabinets made of MDF, cabinet faces made of glass/veneered or high gloss painted MDF, where countertops made of scratch & heat proof laminate on wooden board (all by architectural detailing).
Dining table made of solid wood. Same applies for the chairs.
Living room furniture – sofas and armchairs made of solid wood frame construction
upholstered with high quality fabrics. (by architectural design or similar)
Wooden/glass coffee tables in different sizes and finishes.
Queen size beds construction made of solid wood with high rise back board equipped with memory foam mattresses and pillows. Each bed has two nightstands with same materials used (by architectural design or similar)
Armchairs made of solid wood frame construction upholstered with high quality fabrics. (by architectural design or similar)
Walk-In closet in master bedroom made of veneered MDF. All wardrobe doors / drawers equipped with quality hinges and handles.
Villa equipped with central water heating tank (300 L) with hot water recirculation
All villas, apart from furnishing, are fully equipped with all necessities in order to be used right away.
